What is RADON and am I safe?

One of the many questions my buyers ask me when purchasing a home is whether or not they need to get a Radon inspection and why. Here is quick summary of just WHAT Radon is, and WHY it's important to have a home tested for it.

What is Radon? Radon is a gas that comes from decaying radium found in soil that surrounds a home. Radon cannot be seen, smelled or tasted, yet it's one of the most dangerous indoor pollutants there is, and high levels of exposure can be deadly. Radon enters the home through the basement and is generally distributed throughout the home by way of the heating and cooling system, it doesn't remain in the basement. Radon is measured in pico-curies (pCi/L), and a level of 4.0 or higher is considered unsafe.  

Why test for Radon? Radon is second only to cigarette smoke as the leading cause of lung cancer in the United States. When breathed in, Radon causes lung damage and cell mutation, and when mutated cells multiply, cancer forms. If you live in a home that measures 4 pCi/L for a year, it's equal to being exposed to the radiation of 200 chest x-rays! Therefor, in order to protect your family from cancer-causing Radon, it's best to have your home (or potential home) tested and, if necessary, have it mitigated.

Are You Making These 7 Rookie Mistakes in Your Vegetable Garden?

Even the best vegetable gardeners can forget basics and make rookie mistakes. Here are 7 no-nos to avoid. Even if your vegetable garden is the envy of neighbors, it’s still easy to make rookie mistakes that waste precious resources and growing time. Avis Richards, whose Ground Up Campaign teaches New York City school kids how to grow their own food, reveals the rookie mistakes that all gardeners should avoid.

1. Unwise watering. Too much, too little, too hard, too soft — they’re all watering mistakes that'll wreck your garden. Before adding water, poke a finger a couple of inches into the soil. If it’s moist, save the water; if it’s dry, train a gentle spray at the base of plants. Better yet, wind a drip hose ($13 for 50 feet) through your garden; that way, you’ll deliver moisture to the roots without wasting water on leaves and to evaporation.

2. Forgetting to test. Even veteran gardeners forget to test their soil every year to make sure it has the pH and nutrients plants need. For about $10, you can send a sample to your state extension service and receive a complete analysis. Or, buy a DIY test kit at your local garden center. When you know what your soil is made of, either select plants that thrive in that type of earth, or amend soil to match your garden’s needs.

3. Planting garden divas. Of course you love summer tomatoes, but they can be tricky to grow during summers that are too hot, too cold, too wet, too dry. So newbies should try growing a couple of tomato plants just for fun, then load gardens with foolproof veggies and herbs, such as beans, peppers, oregano, and parsley. If you must grow a tomato, plant cherry tomatoes that can survive anything summer can throw at them and even yield fruit into fall.

4. Raising too much.
 One cherry tomato plant can yield 80 fruit, and a single zucchini plant can keep your neighbors in zucchini bread through winter. So don’t plant more than you can eat, put up, or share with friends. The National Gardening Associationsays an edible garden of about 200 sq. ft. should keep a family of four in veggies all summer. If you do grow more than you need, donate it to a local food bank or plan a swap with fellow gardeners.

5. Growing everything from seed. Some crops, such as salad greens, radishes, carrots, peas, beans, and squash, are easy to grow from seeds that germinate in a couple of weeks. Experience will tell you that eggplant, broccoli, cauliflower, and tomatoes are better grown from seedlings, which someone else has nurtured for months. Pick plants that are short and compact; avoid leggy plants with blooms that are liable to die on the vine as the plant acclimates itself to your garden.

6. Assuming you know. 
Gardeners often read seed packages and figure they know everything about growing vegetables. Wrong! The more you know about your hardiness zone, soil, weather, insects, and vegetable varieties, the better your garden will grow. So curl up with a good gardening book, and surf the web for garden bloggers that share your passion. Better yet, join a gardening club where you can share tips and seeds.

7. Relying on pesticides.
 Don’t bring out the big guns, which can contaminate the watershed, until you’ve tried less-toxic ways to get rid of garden pests. Ladybugs and praying mantis, which you can buy at garden supply stores, will eat garden intruders, such as aphids and beetles. Non-toxic insecticidal soaps will take care of soft-bodied insects (don’t use if ladybugs are around).

Here are 7 house pick-me-ups that take about as much time as brewing a pot of coffee and fit your schedule whenever you have a few extra minutes.

1. Switch the plates. Upgrade your drab, plastic switch plates with snazzy covers that match or accent your dĆ©cor. Even the most expensive brass switch plates cost less than $20 each.
Or, spend a buck for a plastic plate and decorate it yourself. Use craft paint, or cover the plate with decorative paper. You also can switch outlet covers, but don’t get too fancy. Outlet covers should blend with the wall.

2. Touch-up boo-boos. A bit of new paint gives any room a fresh face, which is why you should keep extra color-matched paint after you remodel. Touch up banged-up baseboards, door and window trim, and wall marks that won’t wash away. Even spot painting requires care; use a drop cloth to protect other surfaces.

3. Change out drawer and door hardware. Upgrade your kitchen or bathroom by installing new pulls and knobs. Be sure to measure drawer pulls so you won’t have to drill new holes. Check out these cute and economical ($4.95 for 8) zoo dresser drawer knobs on Esty. Home improvement centers have a large selection of inexpensive pulls and knobs.

4. Update your mailbox. Bump up curb appeal by spray-painting your old mailbox. You can freshen the same color, or go wild with bright hues. Don’t forget to scrub off dirt and rust before painting with rust-proof paint ($6-$12 for a 10-oz. can; lots of decorative textures and colors).

5. Play the numbers game. Decorative house numbers and plates give your home a custom and classy look. Some numbers are quick peel-and-stick affairs; others you’ll have to screw in. They’re made of wood, plastic, brass, stainless steel, and other materials; $6 to $30 each.

6. Embellish your throne. A new toilet seat gives you a regal bearing. Plastic and enameled seats ($12-$25) in a rainbow of colors add a dash of panache; a solid wood mahogany or walnut seat ($45-$60) makes an executive statement; cushioned seats ($15-$20) won’t make a lasting impression — and that’s a good thing.

7. Declutter. You’ll be amazed how a 15-minute daily declutter can make a room look like new. First, get rid of stuff from your fridge door: that large, blank canvas will immediately brighten your kitchen. Corral mail and papers in decorative boxes with tops that can close and hide the mess. Organize school supplies in caddies. Every day, tame a new spot.

Easy Ways to Get Organized at Home - and Save Time!

Are you ready to get it together? Whether you are a home-maker or a small-business owner, we are always looking for ways to save time and cut down on clutter, get organized, or simply make sense of the mess around us.  Here are a few simple and quick ways get your home and/or workspace tidy - or at least help get you started!

Create an appealing catch-all. No, not your top cabinet drawer (aka the key-cemetery, battery/chip-clip/hair-tie/post-it/business-card black hole.)  This space or container is for things we use daily and don't want to spend time racing around the house to gather before each trip out the door - things like our keys, cell-phone, and wallet. It can be as simple as a basket by the door or a nifty shelf on the wall. The point is, it saves time and reduces random clutter.

Put stuff away, right away, in the right spot. Ugh! Who likes doing that? People who don't want to feel frazzled every time they enter a room and who want their house to appear tidy and kept with less than 3 minutes of effort. Sure Junior's toy-box exploded across the family room. Between the two of you I bet it takes 90 seconds to remedy the disaster. Is your make-up/hair-spray/tooth-paste cluttering your vanity? Let than 60 seconds! Continually remind yourself that one quick minute of picking up can save you two days worth of fretting over the "huge mess" you are telling yourself really exists.

Implement a filing system. This is separate from the filing-cabinet where you store those highly important documents you will probably never look at again (until tax time). This filing "system" separates your mail from your spouses, bills to be paid, letters to mail, and other random paper that you just can't bare to throw away yet. That's like a 4-slot piece of sanity right there. You can thank me when you can see your kitchen table again.

Just DO IT and do it small! You have to start somewhere. If you are like me, you probably get analysis paralysis often. You sit down with your Ultimately Organized Home chart you just found on Pinterest and suddenly you need a nap. Throw away the charts and checklists and promise yourself you
get to take a nap in 15 minutes. Now get down and dirty and organize the cleaning supplies underneath your sinks (ten minute task). What!? Suddenly you are overcome with an empowered suzy-homemaker feeling and move right on to the medicine cabinet... then the pantry... It will happen, I swear!

Get a label-maker. You know you want one and I'm telling you, you deserve it. You need it. This is the best way to maintain what you've already accomplished in your mission to organize your life. Besides, if it says it goes there, it goes there!

Separate and group things. Do we really need Windex under every sink in the house? Do we need rubberbands in the kitchen drawer and in the office. If you keep like-items all in one place, you always know where they are and you always have a handle on your inventory for when it's low. Which leads me to suggest...

Keep stuff where you use it. It's much easier to stay organized and save time if things are right where you need them. If you charge your phone before bed every night, the charger doesn't need to be kept with the rest of the chargers downstairs, this is counter-productive. It's new spot is next to your bed. Are your stamps in the black-hole-cabinet-drawer because you are always rushing for postage when heading out the door to mail a bill? Just say no! Stamps go in the office next to your 4-compartment filing wonder station where you have the outgoing bills. They may even be in the container labeled "postage". Woot!

And finally the fun part...

Get some matching storage containers. Nothing is more exciting than a trip to The Container-Store, am I right? Okay maybe not, but having the same hangers in your closet, bins for your cleaning supplies, boxes for your keepsakes, tubs for toys, baskets for laundry (you get the picture), really does something for your mental state. It eliminates noise and creates order. Which, let's be honest, is really what we are going for when we say we are trying to de-clutter, save time, and organize.

I had a pretty good wake-up call when I joined the Real Estate industry. My mom has bought and sold homes by herself (For Sale By Owner) for as long as I can remember - and I loved the process. Naturally, I thought, I can do this… and get paid!  Simple, right?

I quickly realized the process is NOT so simple, and REALTORS® aren't just making money the easy way.  I realized why sellers need professional assistance, and why we get paid for our hard and valuable work.  I also realized that my mom had been selling her homes “successfully” for the last 20 years by pricing them 10-15% under market value, undercutting her competition and herself!  It had literally never occurred to her that she could have LISTED her home for what it was really worth, paid an agent 7% commission, and still come out ahead.  All without the headache of marketing it herself, dealing with unqualified buyers, open houses, security issues, etc.  She could have sat back and had someone do all of the work for her (see my list below), and actually ended up with more money.  On top of that, the majority of buyers who want to purchase a FSBO are looking to save money just like the seller is, which means they generally offer well below asking price for the obvious reason, they know you aren’t paying a commission so you you are willing to take less. Right? (Double whammy!) It made no sense. 

Can you sell your home By Owner?  Of course.  Does it work?  Sometimes.  Does it make more sense to not fight the system and use a REALTOR®? The majority of the time, it does.

Here is a simple breakdown, actually using the FSBO seller best-case scenario, meaning that you would still have “paid” an Agent, had you listed it professionally:

Please note that I left out steps 111-125 which include smoothing over seller/buyer/lender/inspector/closing issues (aka putting out fires), and steps 126-150 where I fended off every unqualified buyer and nosey neighbor that is trying to snoop through your home!
  1. Develop presentation, anticipate seller questions and concerns
  2. Research all comparable properties, active, sold, pending, recently expired
  3. Research sales and market activity, such as days-on-market, price range, location

  102. Review closing documents for errors
  103. Forward closing documents to absent parties
  104. Provide earnest money check to closing agent
  105. Coordinate seller’s next closing to avoid timing issues
  106. Refer seller to agent, if moving outside area
  107. Change MLS status and all files to Sold status
  108. Follow up after closing about any questions or concerns
  109. Clarify and resolve conflicts
  110. Provide continuous follow up and provide any requested information
